Maintenance schedule

Commercial timber floor maintenance (retail / hospitality / office / public)

Environments: commercial

Surfaces: sealed-timber

Finishes: bona-traffic-hd, bona-traffic-hd-anti-slip, bona-traffic-hd-raw, bona-traffic-go, polyurethane, waterborne

Primary source: Commercial_Maintenance.pdf — February 2022 — Bona Australia

Actions

daily Remove dust and grit from all trafficked areas

Equipment: scissor mop (large areas) or vacuum (smaller areas)

Fine surface dust can significantly affect slip resistance, particularly on new or recently finished floors

daily-or-shift Machine-based cleaning with neutral detergent

Products: cleaner, bona-powerscrubber

Pad/cloth: Tan pad (standard); Red pad only for heavy deposits

Machine: auto-scrubber or buffing machine

Dosing: Low-solids neutral detergent only, so residues don't accumulate

Manual mopping is only acceptable in low-traffic periods or for spot cleaning. Continuous use of aggressive pads (red) may dull the surface.

spot-as-occurs Clean up spillage and breakages immediately

every-3-to-6-months Deep clean for food spills, grease build-up, or body-fat deposits (multi-use halls)

Products: bona-deep-clean-solution

Machine: auto-scrubber preferred

Frequency varies with use and maintenance efficiency. Body fat from sweat in function halls can make floors slippery; periodic removal restores performance.

annual-or-when-sheen-dulls Apply Bona Freshen Up to restore sheen and add protection

Products: freshen-up

Preferred over polish because polish prevents future overcoating. Works with Bona Traffic HD, Traffic, and other polyurethane coatings.

CAVEAT: Sheen level may increase with repeated use on low-sheen floors

Contraindications

  • Must NOT be used on Bona Traffic HD Anti-Slip (destroys slip rating)
  • Must NOT be used on Bona Traffic HD Raw or other matt / extra-matt finishes (changes appearance significantly)
  • For anti-slip / raw / matt finishes use cleaner only -- no maintenance coat

furniture-check Clean feet of furniture, wheeled trolleys; replace worn felt/protective covers

refurbishment-as-required Overcoat with appropriate Bona finish before damage becomes severe

Refurbishment frequency is directly related to traffic levels and maintenance efficacy. A refurbishment programme built around daily cleaning + periodic Freshen Up + planned recoats keeps floors out of full refinish territory.

Contraindication summary

  • Freshen Up / polish / Refresher are CONTRAINDICATED on Anti-Slip, Raw, and matt/extra-matt finishes
  • Polish is contraindicated even on standard finishes because it blocks overcoating
  • Aggressive red pads used continuously will dull the surface
